The Small Print

Please note that Assetz Capital does not provide FCA-regulated mortgage contracts and/or Consumer Credit-regulated loans.

Hunting Licence Technical Details

  • The minimum loan amount is £100,000 and the maximum is £2 million.
  • This facility lasts for up to three years.
  • The maximum LTV is 70% of market value for first charges over existing property offered as security and 60% of market value for second charges.
  • The arrangement fee is 1.5% of the maximum facility amount, plus a 0.25% quarterly availability fee, payable by standing order.
  • To put the facility in place, borrowers will also need to pay relevant legal and security fees. In addition, there is a one-off administration fee of £750.

Interest Rates (Paid Monthly on Drawn Balance)

  • For first charges: under 50% LTV: 9% a year; under 60% LTV: 10% a year; up to 65% LTV: 11% a year.
  • For second charges: under 50% LTV: 11% a year; up to 60% LTV: 12% a year.

Each facility will be structured and priced on its own merits. We will consider terms outside the above LTVs and maximum loan guidelines where the circumstances of loans warrant it.

In Order to Consider Your Initial Proposal, We Will Need:

  1. An executive summary of the existing property security offered as collateral on this facility.
  2. An outline of the dynamics of expected property acquisitions and sales.
  3. Your 'property investor CV', to demonstrate your investment experience.

Security

  • We require a first- or second-charge security taken over acceptable freehold or long-leasehold properties in the mainland UK.
  • Where the borrower is a limited company, additional security will be required in the form of a debenture over the borrower, a charge over the shares of the borrower and, subject to each case, possibly personal guarantees from relevant directors and/or shareholders.
  • For second-charge securities, we also require a 'Deed of Priority' from existing lenders.

Lending Terms

  • We will lend to limited companies (including special-purpose vehicles) and may consider investors in overseas jurisdictions owning UK properties, subject to suitable foreign legal opinions.
  • Interest will be charged on a daily basis (subject to the minimum loan term specified for each loan) and payable monthly or, for short-term transactions and with our prior agreement, on newly acquired property exit date.
  • As above, we prefer retained or advanced interest, such that we can pay interest to our lenders monthly. However, we will consider allowing interest to be capitalised until property sale. A three-month interest buffer will be required and may be added to the loan.
  • Applicable introducer fees will be added to the loan, where the LTV allows, and will be paid within 24 hours of completion. The introducer will be solely responsible for advising the Borrower on structure and pricing. Procuration fees may be paid to approved introducers.
  • Details of a viable exit will be required and, in some cases, we may request evidence of this.
  • The borrower is responsible for all professional fees and an undertaking or cover for legal and other professional costs will be required.
  • Title insurance may be required on loans where they fit the relevant criteria. The premium for this policy will be added to legal costs.
